The Leasing Manager is responsible for overseeing and implementing effective leasing strategies to attract and retain tenants, ensuring the property’s optimal occupancy and profitability. This role involves leading the leasing team, developing strategic plans, setting performance objectives, and maintaining strong relationships with tenants and stakeholders to enhance customer satisfaction and business growth. The Leasing Manager reports directly to the Head of Leasing (Property Management).
Job Description

- Report directly to the Head of Leasing (Property Management).
- Establish and implement organizational policies, standards, and procedures related to leasing operations.
- Develop and execute strategic leasing plans to attract potential and sustainable tenants that enhance customer satisfaction and increase customer traffic.
- Set performance objectives (KPIs) and targets for the leasing team, and regularly monitor progress to ensure goals are achieved.

- Lead and oversee leasing programs and activities, including planning, tenant acquisition, lease negotiations, and budget forecasting to maximize rental income and profitability across all centers.

- Formulate and implement both long-term and short-term leasing strategies to ensure the most productive tenant mix and optimal space utilization.
- Conduct market analysis and track industry trends through outreach and regular market surveys to support business decision-making.
- Supervise, mentor, and develop the leasing team to deliver excellent customer service to tenants and shoppers.
- Monitor and analyze budget performance, ensuring continuous value improvement and effective cost control.
- Review and evaluate monthly leasing reports submitted by the leasing section heads for accuracy and progress.
- Ensure compliance with company and departmental policies, standards, and operational guidelines.
- Execute special assignments and directives as instructed by top management.
- Report progress, performance, and key updates to the Head of Leasing and seek necessary approvals for leasing-related matters.
Requirement

- Bachelor’s degree in Business Management; MBA is preferred.
- Minimum of 5 years’ experience in a managerial leasing role within the retail industry.
- Strong understanding of shopping centre operations, business models, and key competitors in the market.
- Good knowledge of event management practices and retail promotional activities.
- Proficient in both English and Myanmar (written and spoken).
- Competent in Microsoft Office applications (Word, Excel, PowerPoint, PageMaker), as well as email, internet, and tenant management software.
- Excellent interpersonal and communication skills to interact professionally with internal teams, tenants, shoppers, and external partners.
- Confident in public speaking and capable of handling media interactions when required.
- Able to perform effectively under pressure and manage multiple priorities.
- Willing and able to work at Ahlone Township, Yangon.
