The Centre Manager is responsible for overseeing the daily operations, financial performance, and overall management of the shopping centre to ensure operational excellence, customer satisfaction, and long-term profitability. This role provides strong leadership to the on-site team, builds effective relationships with tenants and stakeholders, and ensures that the property remains a vibrant, attractive, and profitable retail destination.

Job Description

    • Oversee and manage all day-to-day operations of the shopping centre, ensuring efficient property management and service delivery.
    • Provide motivational leadership and direction to all staff, ensuring effective communication, clear objectives, and continuous development through appraisals and training plans.
    • Drive profitability by creating additional value for the retailers and customers. Make the Shopping Centre the retail destination of choice with a fun, pleasing and convenient shopping and hospitality experience.
    • Manage confidently a multi-billion kyats turnover Junction Shopping Centre and its staff in accordance with the parameters of and under direction set by the management.
    • Develop strong partnerships with retail tenants and shoppers to improve performance, drive profitability and grow customer loyalty and retention.
    • Create and engaging environment for customers with creative facilities services and programs to meet the changing demand of today’s customers.
    • Make sound commercial decisions that will drive the highest results.
    • Demonstrate and promote a ‘Service Mindset’ culture and ensure customer complaints are resolved in a timely and effective manner by relevant terms.
    • Monitor, control and organize all on site staff assigned to the property and to responsible for the actions of such staff in addition to ensuring that staff rosters and all holidays are adequately covered.
    • Liaise with the Head of Engineer regularly to ensure sufficient service staff are maintained at all times with respect to the property.
    • Monitor and review the operation of all on service subcontractors. In particular, cleaning, security, pest control and lift contractors and to ensure that any work contracted is completed as agreed and at the cost quoted.
    • Review lease expiration dates and use renewal process to deliver notices allowing adequate time to schedule an appointment with the tenant to review and sign the new lease.
    • Review leasing activities along with occupancy and make recommendations for specials, promotions and/or advertising that may be needed to generate leasing activities and increase occupancy.
    • Manage the Centre’s P&L and budget, including checking monthly income and expenses, identifying differences with the budgets and reporting to Management where needed.
    • Ensure the management team has attended to all tenant complaints and requirements which to be noted in the Tenants Complaint Register.
    • Follow procedures contained in Operations Manual and in particular maintain the Centre Management Checklist. Regular inspections of this document by the Operation Manager and Division Head – Property Management will be undertaken from time to time to ensure up-to-date information is contained.
    • Provide the owner or his/her authorized person with a monthly written report in a format to be advised, covering the four main areas of Physical, Financial, Tenancy and Risk Management.
    • The Centre Manager will effectively be responsible for all staff under his or her control and they will ensure the overall management service provided to the tenants is comprehensive, consistent and at all times professional.
    • Coordinate effectively with the Head Office Departments teams for operational matters; tenancy extensions; organization promotion activities and events; and for the setting and execution of the Centre’s marketing, growth and enhancement plans.
    • Conduct regular site patrols; identifying, resolving and following up on Safety, Housekeeping, Maintenance and Security issues. Escalate where necessary.
    • Comply with Health & Safety policy & procedure at all times.
    • Be aware of and report relevant competitor information and shopper trends to the senior management to maximize on growth opportunities and overcome potential business pressures.
    • Prepare and maintain accurate and timely financial and operational records.
    • Any other responsibilities as assigned by the management.

Job Requirement

    • Bachelor’s Degree
    • Excellent commercial awareness and property management knowledge
    • Working knowledge of safety, firefighting and first aid procedure
    • Minimum three years’ experience in a senior management role; leading and managing multiple teams in a shopping centre or property management service industry
    • Inspirational and innovative leader with an entrepreneurial spirit and ability to develop and motivate others
    • Ability to plan and priorities workloads, and delegate accordingly
    • Strong customer orientation and attention to detail
    • Strong financial acumen to prepare annual budgets, review monthly P&L statements and assist with collection of receivables as needed
    • Able to speak and write English and Myanmar fluently
    • Able to communicate effectively with internal staff, tenants, shoppers and external agencies including relevant government departments
    • Computer literate with working knowledge of Word and Excel
    • Able to resolve complaints from tenants and shoppers in a timely and effective manner
    • Confident, self-motivated, innovative and capable to work under pressure
    • Able to work flexibly and in an organized manner
    • Capability to know Property Management software
    • Able to priorities work demands and conflicting priorities
